Getting Started

The very first step is usually getting your NIE number (Número de Identificación de Extranjero). It's required for virtually everything. Opening a bank account, buying property, signing contracts, and registering with the tax office. We recommend starting this process before you even arrive in Spain.

Property

Yes, absolutely. There are no restrictions on foreigners buying property in Spain. You will need a NIE number and a Spanish bank account, both of which we can help you set up.
For resale properties, you pay ITP (Transfer Tax) which ranges from 6 to 10% depending on the region. For new builds, you pay 10% IVA (VAT) plus 1.5% AJD (stamp duty). Additionally, there are notary fees, registry fees, and legal fees. We'll give you a full cost breakdown before you commit.
Yes. Spanish banks offer mortgages to non-residents, typically up to 60 to 70% of the property value. We work with multiple banks to find you the best rates and handle the entire application process.

Residency & Immigration

The NIE is simply your foreigner identification number. Everyone needs one. The CUE (Certificado de Registro) is for EU citizens registering their right to live in Spain. The TIE (Tarjeta de Identidad de Extranjero) is the physical residence card for non-EU citizens.
If you're working and paying into the Social Security system, you can register for the SIP card. This gives you access to Spain's excellent public healthcare. Retirees from EU countries can often use the S1 form. We'll assess your specific situation and guide you to the right option.
It depends on your residency type. Many non-EU visa applications require proof of private health insurance. EU citizens may not need it for residency, but it's often recommended for faster access to healthcare. We can help you find the right policy.
